This time, we’re introducing the Town Houses at SUNWAY GEOLAKE Residences, offering the comfort and privacy of a standalone home. It’s just a 20-minute drive from the iconic KLCC Twin Towers and about 20 minutes from the bustling Bukit Bintang district. So, where exactly is SUNWAY GEOLAKE Residences located? The property is situated in the Subang Jaya area, approximately 20 kilometers west of Kuala Lumpur. With Japanese schools and medical centers nearby, it’s a popular choice for many Japanese expatriates. Let’s start by exploring Subang Jaya.

Near the Subang Jaya KTM and LRT stations, you’ll find the Empire Shopping Gallery, Subang Parade, AEON BIG Subang Jaya, and a wide array of restaurants, hotels, and office buildings. It’s a highly livable area known for its excellent amenities and convenient infrastructure. In terms of education, the area boasts top-tier institutions like Sunway University and Taylor’s University. Golf enthusiasts will also appreciate the nearby Glenmarie Golf and Country Club and Kelab Golf Negara Subang, both of which are particularly appealing to Japanese residents.

You can’t talk about Subang Jaya without mentioning Sunway City. It’s a comprehensive township where residential, commercial, educational, medical, and entertainment facilities (including shopping malls, theme parks, and hotels) are all integrated into one area. Supermarkets, restaurants, and daily necessities are well-developed, making everyday life incredibly convenient. The SUNWAY GEOLAKE Residences Town House we’re featuring today is right in the heart of Sunway City. What’s the surrounding environment like? Let’s take a look.

First, what exactly is a Town House? From the exterior, it might look like a single detached house. There are generally two common types. The first is the Cluster House type, which looks like the Chinese character “田” when viewed from above—a shape resembling a square cube divided into four equal parts. The second is the Super Link type, where single detached houses are connected side by side.

Town Houses can be two-story or three-story structures. Their most distinctive feature is that, for example, in a three-story building, the ground floor plus part of the second floor form one independent unit, while the remaining part of the second floor plus the third floor form another independent unit. These units are not connected to each other and are completely separate. Does that make sense?

What we’re introducing today is a true three-storey unit, where the first floor plus part of the second floor form one independent unit, and the remaining part of the second floor combined with the third floor form another independent unit. This type may be hard to visualize since it doesn’t exist in Japan, but in Malaysia, you’ll find two-storey or three-storey townhouses like this.

As mentioned earlier, Sunway City has everything you could possibly need, but an aerial view reveals that it’s divided into northern and southern sections, separated by Jalan Lagoon Selatan in the middle.

Southern Section:

The Town House section of SUNWAY GEOLAKE residences is located in the southern part of the development, surrounded primarily by residential properties and expanding along the edge of a large lake. In addition to the Town Houses, SUNWAY GEOLAKE residences also features high-rise condominiums nearby. Reports indicate that most units are already sold out. The area is lined with various condominiums such as A’Marine Condominium, Nautica Condominium, and LaCosta Condominium, as well as luxury detached homes like BayRocks Garden Waterfront Villas.

The main selling point is the “unbeatable lake view,” with reports noting that small, luxurious boats can be seen cruising on the beautiful lake. Across the lake lies Monash University Malaysia, a school attended by Japanese international students, along with vast remaining land plots designated for future development. This area will become the Future Medical, Research Hub & Heritage Centre. Development continues to progress around the lake, which was formed from former tin (cassiterite) mining sites.

The Town House being introduced here is connected to Sunway GEO Avenue (the mall) via a covered walkway, located just a few minutes’ walk from the residences. The mall houses not only a supermarket (Jaya Grocer) but also a variety of restaurants, cafes, and bakeries, making daily shopping extremely convenient. You can reach Jaya Grocer in under five minutes on foot without getting caught in the rain. Additionally, this mall is connected via a walkway to Taylor’s University Lakeside Campus, one of Malaysia’s most renowned universities.

The southern part of Sunway City is known as Sunway South Quay.

Northern Region:

At the heart of the northern region lies Sunway Lagoon Theme Park, one of Kuala Lumpur’s (almost within the city) premier amusement parks, and Sunway Pyramid, the area’s top shopping mall. If you live in Subang Jaya, you’re already familiar with them. Beyond that, the area boasts a comprehensive array of facilities: in education, Sunway University, Sunway College, Sunway International School, and The One Academy College; in healthcare, Sunway Medical Centre (currently expanding its scale); in residential living, Sun-U Residence and Palmville Resort Condominium; in commercial spaces, Menara Sunway and The Pinnacle; and in entertainment, Sunway Resort Hotel & Spa and Sunway Clio Hotel. Even better, all these locations are connected by an elevated Canopy Walkway—a pedestrian bridge that allows you to stroll between them.

North and South:

Sunway City is home to Southeast Asia’s first elevated, all-electric bus rapid transit (BRT) system. Known as the BRT Sunway Line, this 5.4-kilometer route operates exclusively on elevated highways, ensuring a smooth, congestion-free ride. The line features seven stations in total, running from Sunway Setia Jaya Station (where you can transfer to KTM trains) to USJ7 Station (with LRT connections), passing through key areas of Subang Jaya. This north-to-south bus system began operations on June 2, 2015, with buses running at intervals of approximately 4 to 8 minutes.

As a side note, there was a plan for the BRT Federal Line (KL–Klang), but it was canceled during Mahathir’s administration. The reasoning was blunt: “Why do we need this when LRT3 is already under construction?” What happened to the project afterward remains unclear.

Purchasing a Town House at SUNWAY GEOLAKE Residences allows you to not only own a home but also enjoy the excellent environment and amenities that Sunway City has to offer.

SUNWAY GEOLAKE residences Town House is scheduled for completion in late 2020 (September). The nearest station is Sunmed Station on the BRT Sunway Line. You can reach Sunmed Station directly via the Sunway GEO Avenue mall. Located just about 20 minutes by car to the city center, it offers an excellent location and an impeccable environment!

SUNWAY GEOLAKE Residences Town Houses are limited to just 44 units, with only 20% remaining. The development features public amenities including parks, swimming pools, and playgrounds. The property tenure is Lease Hold.

First things first about this house: the moment you step through the front door, you’re greeted by these stairs!

Exactly. This staircase is part of my daily routine… People are either up for it or not. Japan also has quite a few houses where you enter the front door and then go up one flight to reach the living room or dining area. When I was living in Japan, I didn’t feel particularly strange about this type of layout (since my family home was like that), but for some reason, whenever I see this kind of design in Malaysia, I immediately think “No way” and start to back away. I don’t have the confidence to tackle this daily routine every day… We’ve become so car-dependent that we barely walk anymore, so that probably has a lot to do with it (;^ω^)
